Vesta Raises $30M to Bring Swarms of AI Agents to Mortgage Lenders

Vesta raised $30M led by Conversion Capital to deploy swarms of AI agents across mortgage origination, with revenue up 12x YoY and customers like Pennymac also investing.

Vesta, an AI-native software startup that helps mortgage lenders originate loans, announced on October 8 that it raised a $30 million round led by Conversion Capital. The financing brings the company's total funding to $85 million, and it reflects a simple reality: demand for agent-driven mortgage processing has exploded over the past year.

Swarms of agents instead of manual processing

Vesta uses AI agents to automate much of the loan origination process, helping lenders reduce the time and cost of processing mortgages. Closing a mortgage in the United States takes around 40 days and costs roughly $11,000 per loan, with most of that cost being human labor. The major bottleneck in the timeline, per co-founder and CEO Mike Yu, is simply waiting for a person to get to reviewing the loan.

With Vesta, lenders deploy swarms of agents to speed up task completion. Customers decide which tasks the agents handle: many start with an agent working under human approval, then let it handle a share of loans on its own, then expand from there. Some lenders are already using Vesta's AI agents to make mortgage underwriting decisions. The company says every action and the reasoning behind each decision are recorded for compliance and audit purposes.

Customers as investors

Three of Vesta's customers, including Pennymac and New American Funding, invested in the round alongside Citi Ventures and Andreessen Horowitz. When customers put their own capital in, it signals the product has moved past pilot curiosity into core operations. Yu told TechCrunch that revenue is up 12x year over year and that the company is still under 5% market share: the raise funds staffing up, new product lines, and a personal assistant for mortgage issuers that tracks workflows and performs tasks.

What this means for your business

First, agent swarms are the pattern to copy. Vesta's customers do not deploy one assistant; they deploy many agents across the loan pipeline, starting supervised and gradually expanding autonomy. If you are automating a document-heavy workflow, design for a fleet of agents with human checkpoints, not a single chatbot.

Second, audit trails are the unlock for regulated industries. The reason lenders trust agents with underwriting decisions is that every action and its reasoning are recorded. Whatever your industry, if agents touch decisions with compliance consequences, log everything from day one.

Third, customer-investors are the strongest validation signal in B2B AI. When evaluating vendors, ask whether their customers are expanding usage and reinvesting. Vesta's round suggests its lenders are doing exactly that, which tells you more than any demo could.
